The Most Expensive Home Ever Listed Just Hit the Market at $400 Million

The listing that the luxury real estate world has been waiting for has arrived. Listed by Jack Harris and Michael Fahimian of Beverly Hills Estates, this Southern California mega-mansion surpasses the previous record holder — Aspen's Little Lake Lodge at $300 million — by a staggering $100 million. Designed by renowned architect Peter Marino and built by Peter McCoy, the estate took more than ten years to complete, wrapping construction in 2018 after an investment of $350 million. As listing agent Fahimian put it, time and budget were simply not factors in its creation.

  • The Mediterranean-style estate spans over 70,000 square feet across eight acres and features 39 bedrooms, multiple kitchens, three swimming pools, a tennis court, a tennis pavilion, a resort-style hammam with separate sections for men and women, a pilates studio, a home theater, and ocean, city, and canyon views
  • The guest house alone — complete with six bedrooms, staff quarters, a chef's kitchen, a gym, and an outdoor pool — is estimated by the listing agent to be worth $75 million on its own
  • Among the property's more extraordinary features are safe rooms, dedicated art storage, and an on-site X-ray machine, reflecting a level of self-sufficiency that rivals the world's finest private resorts
  • The estate is owned by an entity connected to Qatar's Al-Thani ruling family, whose portfolio of luxury properties also includes residences in London and New York

In a market where the word luxury is used freely, this property redefines the category entirely. For buyers, sellers, and investors operating at the highest levels of real estate, listings like this serve as a powerful reminder of just how far the ceiling of what is possible truly extends.
