The Neighborhood a Brooklyn Family Didn't Know They Needed

A past client introduced me to his brother-in-law, who was ready to move his family from Brooklyn to Philadelphia with his wife and eighth grade son. They knew what they wanted: a large property with real presence, outdoor space, and at least one parking spot, ideally two. Their son also needed to be registered for school within five months of our first conversation.

We covered a lot of ground fast, comparing school options, price per square foot, architectural character, and neighborhoods with the most upside. Restaurants and coffee shops mattered just as much as square footage, which pointed us toward Center City almost immediately.

We looked up and down Delancey Street and circled Rittenhouse Square and Fitler Square before considering Chestnut Hill, but the food scene there didn't have the energy they were used to in Brooklyn. That's what eventually pulled us into Queen Village, one of the city's oldest neighborhoods and still one of its most walkable. Cobblestone side streets, historic rowhomes with real architectural detail, and a five minute walk to some of the best restaurants in the city, this is the kind of neighborhood that gives New Yorkers the density and character they're used to, without giving up space or parking. South Street's energy is a few blocks north, Queen Village Park anchors the community, and the whole area has that lived-in, established feel that's hard to find outside of the oldest parts of Philadelphia.

The moment we walked in, it was clear why this particular home stood out. Past the front entry, a classic parlour room with a wet bar. Up the staircase, a living room with a marble fireplace and crystal chandelier. Four more bedrooms, three full bathrooms, and a roof deck reachable by elevator, all wrapped into a neighborhood where they could walk to dinner and still park two cars off the street.

We closed in time for the family to register for school, move in, and settle before the new school year. I've been back to visit since, and they still say Queen Village turned out to be exactly the neighborhood they didn't know they were looking for.
