Millennial homeownership in the Philadelphia region nearly doubled between 2018 and 2023, according to a new analysis from RentCafe, growing roughly 92 percent to about 386,000 households. That outpaces every other major metro area in the Northeast, and it ranks seventh nationally among metros with at least 100,000 millennial households. Analysts point to a familiar combination: relatively affordable homes, strong job opportunities, solid wage growth, and a good supply of starter homes, particularly the rowhouses that give Philadelphia buyers an entry point other cities cannot match.
At the other end of the market, luxury homes are moving just as fast, if not faster. Bright MLS now defines a luxury sale in the Philadelphia area as anything above 1.15 million dollars, a threshold that is up more than seven percent from last year. In the second quarter, half of the region's luxury listings sold in six days or less, compared to eleven days for the market overall. Two local zip codes, Wayne's 19087 and Long Beach Island's 08008, ranked among the ten highest-share luxury markets in the entire Mid-Atlantic.
